Occupancy rate can be a deal breaker! 

One of my favorite examples of a property with multi season appeal is a chalet at or near a ski resort. You get the best of both worlds, golfers in the summer, and skiers in the winter. Down seasons are extremely limited. 

If the area you want to buy a STR in isn’t near a ski resort then you will have to get creative. We LOVE the fact that @rise_retreat_tc is right on the snowmobile trails. It should be a huge advantage for us when it comes to off season bookings.

This one Airbnb setting gave us peace of mind!

The first summer we rented our home we were never sure if someone was going to take care of it, or trash the place. We were never able to relax. It always seemed like it was the guests that never responded to our messages that ended up being the nightmare guests. 

This one setting changed all of that! In order to auto book our place they have to have a previous positive stay with another host. 

They can still book our home without one, but it can’t get auto booked. They have to message us to ask to get confirmed. Like I mentioned above, if people communicate they are typically good guests. So this extra step gave us the peace of mind that our house was in good hands.
